PRIOR TO LISTING TIPS:

  • Curb Appeal – This is the first impression your buyer will have to the property. Make sure the yard looks clean and cut, trees and shrubs are trimmed, no garbage or extra clutter is apparent, front door is clean and well painted, and there are no torn screens.

  • Unfinished Home Improvements – Any projects you started on the property should be completed.

  • Minor Maintenance/Repair – Anything that you know needs fixing will ultimately show up in an inspection. Unless your selling your property “as is” make as many repairs as possible. This will ease your buyer’s mind when an inspection comes back with little or no repairs.

  • De-Clutter! – There is no worse enemy to a property listing than clutter. Make sure the entire home is clear of extra items. This includes that Disney Character Collection, all pictures / magnet’s off the fridge, all laundry either folded and put away or in a proper laundry basket, all extra appliances such as toasters, blenders, etc are placed in cabinets, and all kids toys neatly put away and organized.

  • Cleanliness is Godliness! – Keep the home clean at all times when the property is listed. This means all beds made every morning, all dishes either cleaned and put away or in the dishwasher, no crumbs on surfaces. No dirty clothes thrown about, toilet lids are in the down position, carpets and floors pre cleaned of any stains or dirt.
